When the economy is good houses sell and buyers are able to qualify for bonds. When the economy is in a downturn then houses stay on the market for a lot longer. Buyers are more reluctant to take the plunge and buy property.Repossessions increase and banks often become more reluctant to grant bonds. 1. The demographic environment 1. 1Prior to the repealing of the Group Areas Act the residential housing market was segmented by race. Each race group was legally only allowed to stay in certain areas and neighbourhoods. After the repealing of the Group Areas Act and the democratisation of South Africa after our first free and fair elections for all races in 1994, different race groups and ethnicities started living together in the same neighbourhoods for the first time.With South Africa being welcomed back into the international community we also now have more clients from around the world. This has also resulted in a major paradigm shift for estate agents – from serving one race group previously we are now dealing with clients from every race and ethnicity from both South Afric a and around the world. To be successful and effective, estate agents have had to learn to be sensitive to, and understand, different cultures and their customs.Buyers and sellers have also had to learn to be more tolerant towards the different cultures and norms of their neighbours. 1. 2The demographics of my â€Å"farm area† are representative of the national urban demographics and trends. 2. The economic environment 2. 1 The world economic crisis has also negatively impacted on the South African economy and this had had a direct negative impact on our housing market. Due to cut backs and layoffs many homeowners are finding it difficult to meet their bond commitments and as a result many homes are being repossessed by the banks.Buyers are also experiencing difficulties in obtaining bonds from banks one of the main reasons being that South African banks appear to fear further repercussions from the global credit crisis and continued job losses (up to 400 000 before the year end) House prices have continued to fall. Absa's senior property analyst Jacques du Toit said house prices dropped further in nominal terms in June, by 4,4% year-on- Assignment 1. 3 year, while in real terms, prices were down by 11,1% year-on-year in May. But the residential market is expected to improve early in 2013Mortgage stress has increased from 55 000 in the second quarter of 2011 to 155,000 in the second quarter of 2012. Severe mortgage stress, where bondholders are over 4 months in arrears, has almost doubled in a year and increased sharply in June to over 72 000 home owners from 55 000 in the first quarter. Despite the lower interest rates there are more sales in execution than ever before. Currently there are approximately 4 500 houses per month which are being sold forcibly through legal channels which includes sales in execution, insolvency sales and bank's voluntary distressed sales channels. . 2 With the global economic meltdown, retrenchments and unemployment have be come more and more of a reality in South Africa. With the increased unemployment levels, bondholders have become more hard-pressed to make payments and this has led to an increase in defaults and consequently repossessions. Other homeowners have tried to sell their properties as they have become more financially strapped. This has resulted in an over supply of properties on the market (a buyers market) and as a result some buyers are able to negotiate more favourable/lower prices on houses.Many buyers are also reluctant to buy because of economic uncertainty. (job loss/retrenchment). Banks stringent lending criteria have also prevented potential buyers from obtaining loans. The net result being that the property market has been severely negatively impacted. 3. The political environment: The change in the political environment in South Africa has also resulted in a change in the real estate industry. Agents had to previously deal with clients from one race group e. g. but with the re pealing of the Groups Areas Act we now deal with clients we previously never dealt with i. e. ifferent race groups, ethnicities and nationalities In 20 years, South Africa has achieved many successes, including greater political stability and greater economic freedom. Research Worldwide. com has just published results of its annual survey, which showed that property investments in South Africa showed an actual total return of 15,1% last year. South African commercial real estate outperformed sixteen other major countries. The real estate boom in South Africa and low interest rates continues to encourage homeowners to feel confident and spend buying those houses for sale, farms for sale and commercial property for saleAssignment 1. 3 4. The technological environment: Technology has become an integral part of Real Estate over the past few years. Property software programs have played – and will play an increasingly important role in the future of Real Estate. To remain competit ive real estate agencies need to use the latest technology to benefit their business. The real challenge is to find a software application (programme) that supports all facets of the industry, cutting out the need to duplicate day-to-day work.The world wide web enables estate agents to operate globally as properties can be viewed from anywhere in the world. An agent can create a virtual office in his car with a laptop, 3G connection and a cell phone. 5. The competitive environment: The real estate industry has often been perceived as an unprofessional industry because there have been no entry standards for those wishing to join the industry. However, this is changing as all real estate agents are now required to obtain the FETC: Real Estate Level 4 qualification to enable them to practice as agents.This has benefits for both the industry and clients – the industry will have knowledgeable and qualified/professional agents which will enable both buyers and sellers effectively. Qualified agents will be in high demand in the industry. 6. John Forbes Nash Jr.

John Forbes Nash Jr. is a math prodigy and one of the recipients of the prestigious Carnegie Prize for Mathematics at Princeton University.   While taking his graduate studies, he met his roommate Charles Herman, a literature student who became his best friend.   His eccentric behavior made it difficult for other people to understand and relate to him.   Nash’s obsession in searching for an original idea for his thesis and a place in the student social hierarchy led him to skip classes which nearly cost his failure.Fortunately, he was saved by his original research study where he was able to formulate a theory in mathematical economics known as the concept of governing dynamics.   After his graduate studies, he worked at the Massachusetts Institute of Technology (MIT) and selected his friends Sol and Bender to work with him.While teaching a class on Calculus, he met Alicia, a student who later became his wife.   While at Princeton, Nash behaved erratically and became paranoid.   This compelled Alicia to call a psychiatrist who forcibly took him to a psychiatric facility.   While confined in the facility, Alicia showed Nash the unopened classified documents that he delivered in a drop box.   This convinced Nash that he has been hallucinating and his classified work to decode Soviet messages was a delusion.William Parcher, a mysterious Department of Defense agent, Charles and Charles’ niece, Marcee were products of his mind.   Nash was diagnosed to have paranoid schizophrenia and was treated with a series of insulin shock therapy for ten weeks.   He was given daily antipsychotic medications that affected his intellect and his relationship with Alicia.   Nash became frustrated and secretly discontinued his medications. This triggered a relapse but he came to realize his psychosis when he saw that Marcee remained at the same age for many years.Nash learned to live with his schizophrenia and ignored his hallucinations.   With th e permission of Martin Hansen, his old friend and intellectual rival who became the head of mathematics department in Princeton, Nash was given a space in the library to talk to students and audit classes.   Eventually, he was able to teach again and was honored in a pen ceremony by his colleagues for his achievement and contribution in the field of Mathematics.   He was also awarded the Nobel Memorial Prize in Economics in Stockholm for his work on game theory.1. Why did you pick this film?I chose the film â€Å"A Beautiful Mind† not on the basis of knowing anyone who has a similar problem or on my capacity to relate to the psychological issues on a personal experience.   I chose this movie because there are some scenes in the film which I find very intriguing and influential.   First, there was no family involvement and presence in his wedding, academic achievements and illness of John Nash.   Second, persons with mental disorder endure a stigma during the early y ears but John Nash’s struggle to be reintegrated in Princeton and in his community was remarkable.   Third, his superior achievement despite his mental illness is inspiring.   Lastly, the movie was powerful enough to awaken the consciousness of people towards understanding the plight of people living schizophrenia.2. What psychological issues are portrayed in this film?The story showed the eccentric behavior of John Nash.   He was unconcern by society’s disapproval of his awkward habits and behavior.   His manner of walking and his constant habit of touching his forehead became the focus of attention by some students in Princeton.Nash was obsessed with his research work and his standing in the student social hierarchy.   He brings his books and paper work while he was at a local bar with his friends.   Although he has few friends at Princeton, he has a strong preference to be alone and often preoccupied with his own thoughts which is a personality trait of an introvert.   Nash also exhibited a type A personality pattern by being achievement oriented, over involved with work, having a sense of time urgency, being impatient and angry when confronted with delays or with people whom they view as incompetent.In the movie, Nash manifested visual and auditory hallucinations and paranoia which frightened his wife and affected his function at work.   He thinks that he is working for the US National Defense Department and there are Russian spies following him.   He interacts with people who only exist in his mind such as his roommate and best friend Charles Herman, US Department of Defense agent William Parcher and Charles young niece Marcee.3. What diagnosis (if any) does the main character portray?Dr. Rosen diagnosed John Nash to be afflicted with paranoid schizophrenia due to his visual and auditory hallucinations, delusion and paranoia.   The Diagnostic and Statistical Manual of Mental Disorders IV-TR defined schizophrenia as a diso rder that last for at least 6 months and includes at least 1 month of active-phase symptoms, i.e. two or more of the following: delusions, hallucinations, disorganized speech, grossly disorganized or catatonic behavior, and negative symptoms (American Psychological Association, 2000).Only one symptom in Criterion A is required if delusions are bizarre or hallucinations consist of two or more voices conversing with one another or voices maintaining a running commentary on the person’s behavior or thoughts (ibid.).   The continuous signs of his disturbance persisted since he took his Masters degree and it continued until he worked at MIT.4. What psychological theory best explains the behavior of the major characters in the film?Incentives are environmental factors such as external stimuli or rewards which motivate our behavior (Skinner, 1953).   The theory of motivation, specifically the incentive theory best describe the behavior of John Nash (Westmont College, 2008).   Nash was highly motivated by the incentive of occupying a place in the student social hierarchy in Princeton University.   He was intellectually competitive and the academic incentive pulled him to write an original research paper that would defeat his rival Martin Hansen.   His achievements and recognition also led to the satisfaction of his need for self esteem.   His career growth and advancement is a realization of his need for self actualization.   These needs partly comprise Maslow’s hierarchy of needs (Maslow, 1954)Alicia Nash has an extrovert personality trait.   In the movie, she was able to talk to the construction workers to work in another area so they could have good ventilation and a noise-free classroom environment.   This indicates that she interacts well with people and she has the tendency to direct her personality outward the self.Her determination to uncover the truth and help her husband John prove that he is working for the National Defense D epartment shows that she is a woman of action, whose motives are conditioned by external events.   Accepting John’s situation and guiding him towards reintegration manifest that she accommodates readily to new situations.   Alicia’s extrovert personality trait is part of the personality type theory developed by Carl Jung (Jung, 1933).5. Based on what you have learned from the movie would you say the film portrays the psychological issue accurately or not? Why?The movie did not portray the psychological issues accurately.   Although John Nash manifested two of the characteristic symptoms such as delusions and hallucinations as indicated in Criterion A of DSM IV-TR, his hallucinations were not limited to auditory.   He has both the visual and auditory hallucinations which are uncommon for schizophrenia.The film showed that the onset of his mental disorder started during his graduate studies, a period wherein Nash had a high level of academic and occupational achi evement.   He may not be sociable but his interpersonal skill is acceptable; otherwise, he would have difficulties in developing friendships with some students at Princeton and would not have a relationship with Alicia.   Therefore, he has not also met the symptoms for schizophrenia such as social and occupational dysfunction as indicated in Criterion B.Two thoughts came to mind when John Nash said that he is taking a new medication.   First, does this mean that he was on continuous medication since his relapse or has he discontinued taking his medication for many years and decided to try the newly discovered pill?   Second, Nash daily antipsychotic medication affected his intellectual ability and his relationship with Alicia.   He was not also able to engage in any occupation.   One can only come up with a conjecture that since Nash was able to teach at Princeton University means that he discontinued his medication and learned to live with his hallucinations.ReferencesA merican Psychiatric Association (2000). How sports influenced my life Essay

I have been participating in sports ever since I was four. Athletics has always been a very big part of my life, and that is the way I love it. I play soccer, volleyball, basketball, and lacrosse for my school, as well as playing travel soccer for the LIJSL. I also enjoy playing softball, football, tennis and any other sport. Partaking in athletics has had an extremely positive influence on my life and my development as a person. For one thing, it has taught me cooperation and teamwork. It has taught me how to be a good leader and to work well under pressure. This has become exceptionally handy during test time. Participating in sports has given me very useful problem solving skills as well as keeping me healthy and in great shape. Most importantly, taking part in sports has given me the confidence that I know I could never live without. Playing sports has helped me make a lot of friends. When I first moved to Stony Brook, I was very shy and did not know anyone. Some of my first friends were from my soccer team. It has also kept me very busy. I feel that this has prevented me from trying drugs and/or alcohol along with teaching me some very important organization skills. Since I spend so much time at practice or games, I have learned to organize and manage my time more efficiently. There is little time to procrastinate. Furthermore, I feel that from being a participant in sports I have developed a great amount of self discipline. Sometimes I just don’t feel like getting up and going to those early morning practices or taking that extra mile when I feel like I can’t go another step. Sports have shown me the importance of making the right choices. Aside from teaching me some very important life skills, being an athlete has opened many doors for my future. After I graduate high school, I plan to go on to college and continue my athletic career. I am hoping to get a scholarship so I can then become a veterinarian or a professional soccer player. In conclusion, I feel that playing sports has not only helped me to become a  better person, but it has also helped me to excel in other areas. I think that athletics is a very important part of my life and I encourage many others to participate too. Most of all, I HAVE FUN! I am interested in SIUE’s Mechanical Engineering program. Mechanical Engineering is an exciting career field. In my youth, I was constantly designing and building an assortment of contraptions out of LEGO’s and K’NEX pieces. These objects included rollercoasters, cars, buildings, tractors, and many other machines. Growing up on a farm, I have always been interested in agriculture. There are many reasons why I’m interested in the Mechanical Engineering program at SIUE. This program offers many challenges to its students while providing them with numerous opportunities to design and build many machines and devices. I have three cousins who are engineers. One of my cousins is a civil engineer, and the other two are mechanical engineers. The first mechanical engineer designs air ducts for commercial buildings. The second designs plastic containers for a variety of companies. While these are not related to my career interest, it shows the broad amount of jobs available to a mechanical engineer. This is another reason why this program interests me. Several types of activities that are performed by humans can be captured by various recording devices and the human motion analysis systems were built with respect to context of applications. The aim of human movement analysis systems is to automatically analyze and transform the input video sequences into semantic interpretation of them. The recognition of human activities has been studied by computer vision for quite some time but is far behind the capabilities of human vision. In human visual system- when a person moving is observed, human’s brain recognizes that person’s action by analyzing the transition of postures adopted or interprets behavior by tr acking the person’s transition of postures and noting the intent of action. This analysis is complex for computer vision systems. Since the human body is non-rigid, deformable, articulated, a person can have a variety of postures over time. The works on human activity analysis have not provided satisfactory results yet. To solve problems relating human movement analysis using videos, the paradigm of data fusion is recommended. Multimedia data fusion is a way to integrate multiple media, their associated features or integrate intermediate decisions to perform an analysis task. My Childhood Autumns in a Nutshell. . . or an Apple As a native Vermonter, I have spent every autumn driving out of Burlington and into the rust and golden mountains of Stowe to admire the foliage and to take advantage of nearby orchards. I have visited probably every orchard, mill, factory and farm over my lifetime. Through these excursions, freshly made apple cider, warm cider doughnuts, cool, crunchy apples picked right off the branch, and the smell of these apples have all become imbedded into my memories of my childhood here in Vermont. Despite all of my experience with Vermont apples and their by-products, I have never taken the time to really get to know the fruit. There are so many varieties of apples, and although I’ve most likely eaten them all, I could only surely identify one: the Granny Smith. I feel that, as a Vermonter, telling one apple from another is something that I should be able to do. As this passing autumn will be my last consecutive one in Vermont before college, I made it my duty to learn about one of my home state’s largest exports, and set of in search of the best Vermont apple. I figured that before I began tasting apples, I should first have a list of ideal apple qualities to measure my candidates against. My criteria for being considered a good apple: not too sweet but also not too tart, juicy, but not so juicy that it’s embarrassing to bite into it in front of others, not yellow on the inside, no brown spots or bitter bit, not so soft that your bite extends down into the seeds and core, but also not so hard that it hurts your gums to bite into it. A good apple is not mushy or bruised, it has a stem, it’s nicely shaped, and it’s not small- it’s a nice big apple, but not so big it makes you sick to eat the whole thing. A good apple must be flavorful, have a nice aroma, and, very importantly, be crunchy enough that it makes a crisp sound when you bite into it. Also, a perfect apple must be very round, not tall and oval shaped with four big humps on the bottom. I don’t like this kind. I figured that the best place to buy the freshest apples would be at a co-op, so I went to the City Market in Burlington and bought a bag of Vermont apples grown at a local orchard.

Sonography The first time I started college I had a different career path. It was not after my pregnancies that I decided to make the change to sonography. I think sonography is a career that really fits my expectations, and to make sure I am in the right path I will research this career in depth. Tests and evaluations in sonography are in writing and practical. They are prepared to measure the student’s understanding of the material, and the knowledge in manipulating the transducer (Craig 53). At the beginning I was curious about how the test would be.I now know the reading tests are normal types of tests: objective, which is cover multiple choices or true and false, and the subjective, which are the essays questions. I also found, I will have some tests on computer (Craig 46-47) which I think is a great idea because I will get accustomed to the way that certifying test are now presented, also it will help me to be successful in my career. The practical exams will help me to familiarize in working with patients on a day to day work habit, and the writing and computer exams will prepare me for my certifying examination post graduation.Sonography has different types of sonograms in which I can specialize.
